Project Description

A premier business centre, South West Business Park is anchored at a central site and accommodates a large workforce from leading brands occupying its spaces. The development comprised two phases.

Phase 1 involved the construction of four warehouse and industrial units across three buildings. These included ancillary offices and operational facilities within each building. Each unit also featured rear service yards, 155 car parking spaces (20% of which were fitted with EV charging stations), 72 cycle parking spaces, water services infrastructure, and a sustainable urban drainage system, which included the relocation and resizing of a pump station.

Phase 2 involved the construction of one industrial and warehousing unit with ancillary offices and operational facilities, a rear service yard, 155 car parking spaces, and 72 cycle parking spaces.

Ethos Input

Ethos Engineering designed and oversaw the installation and commissioning of all mechanical and electrical services for all four units. The team also designed the mechanical and electrical services for the wider estate, which included estate lighting, automatic gates, security power provisions, and other associated infrastructure.

Ethos designed a variable refrigerant flow system combined with heat recovery units to provide the client with flexibility in the newly built office blocks. All offices were fitted with new water services systems, drainage, power supply, LED lighting, and fire protection systems. Emergency lighting and fire alarm systems were also designed for the warehouse and office areas, with installation works closely monitored to ensure alignment with the design intent.

Unique / Key Features

Ethos ensured that the building services were futureproofed and provided the client with design flexibility for potential scalability in areas such as communications, data, and power. For units of this nature, sustainability was a key priority. As part of the lighting design, we implemented a daylight harvesting approach, allowing artificial lighting to respond to the availability of natural light.

All units were equipped with fully integrated mechanical and electrical systems to promote energy efficiency. In addition to over 20% of car parking spaces fitted with EV charging stations, 100% of the spaces were future-enabled for EV charging infrastructure.
